The prices below are the starting prices that firms in Chișinău publish per m² of floor area, for each level. Materials, demolition and rubbish removal appear on the quote as separate line items.

What's Included in Each Renovation Level
Cosmetic Renovation
From 70 €/m². For a flat you can already live in: the utilities work, the walls aren't cracked. We strip the old wallpaper, seal small cracks, skim-coat where needed, paint or hang new wallpaper, lay laminate and skirting boards, and replace sockets and switches on the same wiring runs.
We don't move sockets or touch the pipes. For a studio flat you let out, or a flat being prepared for sale, this is usually enough, and the work takes around a month.
Shell Renovation of Apartments in Chișinău
From 80 €/m². Shell renovation covers everything you no longer see once the finish is on. On a full renovation in an old block, it starts with stripping out fallen plaster, rotten parquet, aluminium wiring and old steel pipes. Demolition and rubbish removal appear on the quote as separate line items.
Shell renovation itself means the partition walls, if you're changing the layout, new copper wiring, water and drainage, plastering to guide rails and screed. In a new building handed over in shell condition there's nothing to strip out; everything else stays the same. Load-bearing walls are never touched without an approved plan.
White-Box Renovation
From 120 €/m². White-box condition takes the shell renovation through to a flat ready for finishing. On top of the plastering and screed comes the skim coat, waterproofing in the bathroom, window reveals and plasterboard partitions wherever you need them.
The result is like a flat handed over by a developer in white-box condition, except the sockets and water outlets are exactly where your furniture and appliances will go. It usually takes 4-8 weeks.
Turnkey or Full Renovation
From 150 €/m². Turnkey covers the whole way: the shell works, white-box condition, then floor and wall tiling, parquet or laminate, plasterboard or stretch ceilings, paint, interior doors, sanitary ware and sockets fitted.
At the end we clean up, so you can bring the furniture straight in. For a flat of 50-60 m², a turnkey renovation usually takes 2-3 months.
Cosmetic Refresh or Renovation From Scratch?
When you call, we ask two things: how many square metres the flat has, and what you want to keep of it. Those two answers give us the level, and the level gives us the price.
How Many m² the Flat Has
You'll find the total area in the extract from the Real Estate Register or in the purchase contract. The price is calculated on this floor area, not the wall surface. We discuss the balcony or loggia separately, because they're worked on differently.
In a new building the utilities are new, but they still need running to where the furniture will stand. In an older block they're almost always worth replacing before the finishing work; otherwise, in two years you'll be breaking new tiling to get at a pipe.
When Cosmetic Isn't Enough
Move to a Shell Renovation or Turnkey If:
- the block is from series 143, 135 or MS, and the wiring is still aluminium;
- sockets get hot or the breaker trips often;
- the water pipes are steel and rust at the joints;
- you want to move the kitchen, the bathroom or a partition wall;
- the plaster sounds hollow when you tap it.

How long does a turnkey renovation take?
For a 50-60 m² flat, usually 2-3 months from the first shell works to the final clean-up. A cosmetic renovation takes around a month, and white-box condition alone 4-8 weeks. An old block with a lot of stripping out adds time. The stage deadlines are set out in the contract, so you know in advance when you can order the furniture.
Who buys the materials?
Whichever you prefer. Along with the quote you get a materials list with quantities and can buy them yourself. Or we buy them, from Supraten or other suppliers in Chișinău, and give you the fiscal receipt for every purchase. You pay the amount on the receipt.
How much do the materials cost, on top of the price per m²?
It depends what you choose. Materials aren't part of the price per m²: they appear on the quote as a separate line and you pay against the fiscal receipt. Tiling, parquet and sanitary ware make the biggest difference, which is why the materials list comes with quantities alongside the quote, and you choose the brands.
What guarantee do I get on the work?
The guarantee is written into the contract, by type of work. Many firms in Chișinău write 2 years from the handover certificate into the contract. A workmanship defect that appears within this period is fixed at the expense of whoever did the work. Always ask for the term to be written down, not just mentioned on the phone.
Do you also work on flats handed over by the developer in white-box condition?
Yes. In that case you don't pay for the shell works: what's left is the finishing, the turnkey part without plastering and screed. Before tiling, though, we still check how straight the walls are and where the electrical boxes were left, because sometimes they need correcting. You'll see the exact price on the quote, after the measurement.
